GREEK REAL ESTATE LAW

The legal services offered include tracing property titles all over Greece and investigating and providing due diligence reports on the legal and actual status of the property in question; that is whether it is clear for transfer, whether ownership of property is disputed, whether any third parties' rights exist on the property and so on. On larger projects we appoint topographers, engineers and supervise the whole process ensuring successful outcomes.

We represent, advise and assist our clients at every stage of the purchase process, providing the following services:

  • Drafting a Power of Attorney (PoA) for all actions related to the property acquisition, so that you can take action remotely

  • Assisting you in getting a Tax Number

  • Opening a Greek bank account on your behalf

  • Guiding the preparation of documents required for buying property in Greece

  • Negotiating the merits of the agreement with the seller(s)

  • Approving promissory agreements and negotiating with sellers and their proxies

  • Obtaining a Tax Number with the competent authority

  • Appointing Notaries and Accountants from our trusted network

  • Conducting due diligence on real estate property title deeds and competent Land Registries & Cadastral offices for burdens, liens, confiscations, third party rights

  • Communicating with realtors, sellers, notaries, lawyers and other professionals during the process of the transaction

  • Reviewing notarial documents and drafts

  • Reviewing sellers' certificates and approve them if they are satisfactory

  • Attending and representing our clients on the signing of the conveyancing agreements (final contracts)

  • Providing oral translation in English on the date of signatures

  • Concluding the Contract of the Property before the Notary Public

  • Registering the Contract with the competent Land Registry

  • Appointing trusted Property Management and/or Renovation Teams, at request

  • Assisting with renting your property if needed

  • Drafting and signing lease agreements with tenants

  • Registering the lease with the tax authorities

  • Providing ongoing support during and after the purchase


Golden Visa Program: Non EU citizens owning or purchasing property of a value/price in excess of 250.000 EUR can acquire a valid residence permit in Greece indefinitely; thus gaining access to all Schengen countries. 

In the event of purchases toward the Golden Visa Greece Residency we provide the following additional services:

  • Collecting all necessary documentation for the residence permit application

  • Submitting the application and documentation with the competent immigration office

  • Receiving the Permit on your behalf

  • Advising on any tax related matters
